1 Damages

1.1 Damage Deposits

WeCon sets a damage deposit per vacation unit in each marketing portal. To increase the attractiveness of the vacation unit and stimulate rental turnover, the amount varies depending on the size of the unit:

  • Small holiday apartment up to 2-3 people: EUR 200 gross
  • Medium holiday apartment 4-8 people: EUR 400 gross
  • Large holiday apartment or house from 9 people: EUR 800 gross

1.2 Damage Repair

To maintain the property, WeCon is authorized to commission suitable third parties in the name and for the account of the client. Maintenance work, the costs of which exceed a certain amount, require prior approval by the client. This amount is currently set at the following level:

  • Repair amount without approval: EUR 250.00 net

The client provides materials and spare parts in the property such as light bulbs, shower hoses, etc. If such materials or spare parts are provided or procured by WeCon, WeCon is entitled to charge a surcharge to the client. This amount is currently set at the following level:

  • Surcharge on purchase prices: 20% surcharge net

1.3 Final cleaning fee


We sets a final cleaning fee per vacation unit on each marketing portal. This fee is calculated according to a formula that takes into account the unit size, number of beds, furnishings and amenities, as well as the travel required to reach the property. We reserves the right to adjust the per unit fee annually in line with market conditions. The client has the right, to request the currently applicable pricing in written form and to review it with We.

2 Special Services

2.1 Hourly Work

Hourly work outside the agreed scope of services will be charged to the client at the following rates:

  • Cleaning staff EUR 45,- net/hour
  • Technical staff EUR 55,- net/hour
  • Office staff EUR 75,- net/hour
  • Management staff EUR 145,- net/hour
  • General Cleanning 2x/year 150% of net final cleaning fee/unit (seperate drive)
  • General Cleanning 2x/year 150% of net final cleaning fee/unit (comb. guest cleaning)

Hourly work expressly does not include services covered by the agreed service scope, such as final cleaning, agreed facility fees, or central marketing and support activities of the agency office.

2.2 Commission Fees

If the client agrees to the brokerage of the following special services, the brokerage fee deviates from WeCon’s base commission due to the increased cleaning and organizational effort as follows:

  • Pet bookings: 50% commission fee on the collected gross income.
  • Late Check Out: 50% commission fee on the collected gross income.
  • Early Check In: 50% commission fee on the collected gross income.
  • Baby cribs: 50% commission fee on the collected gross income.
  • Parking fees: 50% commission fee on the collected gross income.

If the client cleans their vacation property themselves, WeCon is only entitled to the agreed base commission on the special services in each case. If the final cleaning or summer card fees are passed on to the owner commission-free or the owner obtains bed linen from we rent, the following rates apply:

  • Disagio costs cleaning: 1.5% + portal fee from the gross amount of the service
  • Disagio costs summer cards: 1.5% + portal fee from the gross amount of the service
  • Bed linen: EUR 8.90 net per set (pillow, duvet, sheet, large towel, small towel)

3.1 Agent agreement

 

Direct bookings

For direct bookings that are automatically received via the Principal’s website, WE grants a 5% discount on the contractually agreed commission fee.

In this case, the Principal has borne the installation costs for the we rent booking engine, which must be connected to WE’s channel manager.

Cost of booking engine: EUR 750 net per website / integration.

Existing Bookings

 

Bookings that existed at the time of signing the agreement for future booking periods will be taken over by WE. For these bookings, a discounted brokerage commission of 50% net shall be agreed. This commission covers all services provided by WE, including the commissions of internet platforms. The basis for this arrangement is a booking list provided by the Principal at the time of signing the contract, including contact details, payment schedule, booking period, activation date of the bookings. These guests will be fully serviced by WE. The services provided correspond – with the exception of the first item “Distribution on platforms” – to the list in Section III of the main agreement.


3.2 Service agreement

Direct bookings

 

If the Principal decides to install the we rent booking engine on their own website, WE will implement prices that are 5% higher on that website. In this case, the Principal bears the installation costs for the we rent booking engine, which must be connected to WE’s channel manager
